Schriever, Peterson, or the Academy — Where Should You Actually Live?

If you're PCSing into the Pikes Peak Region this fall, you already know the drill: orders land, the clock starts, and suddenly you need to pick a neighborhood in a city you've maybe never set foot in. The good news is that Colorado Springs' military and Space Force families have been solving this exact problem for decades, and the pattern is consistent enough to actually plan around — it just depends on which gate you're driving through most mornings.

Why This Decision Matters More Than It Used To

Fort Carson's 2026 BAH rose 5.4% year-over-year, which changes the math on where your housing dollar stretches furthest. On-post family housing is limited at Peterson Space Force Base, and most Space Force personnel — whether assigned to Peterson or Schriever, about 10 miles further east — end up living off-post throughout Colorado Springs and El Paso County anyway. That means nearly every incoming family is choosing among the same handful of areas, just weighted differently depending on which base they're closest to.

The Three Areas Families Actually Choose Between

Fountain and Security-Widefield. These are the closest communities to Fort Carson, and they consistently run the most affordable price point in the region — the median home price near Fort Carson sits around $372,700, well under the regional median. For an E-5 with dependents pulling $2,358 a month in BAH, this is usually where the numbers work hardest. If your household is Army-affiliated and stationed at Fort Carson, this is the default starting point for most house-hunting trips.

Falcon and Peyton. Families assigned to Schriever Space Force Base tend to split between commuting in from Colorado Springs proper (20–30 minutes west) or settling closer in Falcon and Peyton (10–20 minutes, with a more rural feel). This area has been seeing more new-construction activity, which is worth a look if you want more house for the money and don't mind a longer drive to the base exchange.

Monument and North Colorado Springs. Families connected to the Air Force Academy — or Space Force families who prioritize schools over commute time — tend to land here. It comes with a longer drive back down to Fort Carson if your household has mixed assignments, but it consistently ranks among the strongest school districts in the region.

What This Means for Your House-Hunting Trip

None of these are "better" choices in the abstract — they're trade-offs between commute, school district, and how far your BAH stretches. A family with a Fort Carson soldier and a Schriever-assigned spouse, for example, often ends up somewhere in the Widefield-to-Security corridor as a compromise. The honest answer is that the right neighborhood depends on your specific duty stations, your kids' ages, and whether you're buying with VA financing (zero down, no PMI) or conventional.
